I decided that there had to be a better way to market a business. That's when I started looking into how to do custom signs made from things like hand-crafted metal, reclaimed wood, and similar types of materials. Attract Potential Home Buyers To The Two Story Home In The City That You Have Listed For Sale

If you own a two story home in the city and would like to downsize by selling your home and purchasing a one story home in the country, the following tips will assist with attracting potential home buyers so that you will be well on your way of making your dream of living in a smaller home a reality.

Draw Attention To The Property

Rake leaves, cut the grass, and trim trees and shrubs to provide the property with a well-manicured appearance. Install a pond, water fountain, gazing ball, or another ornamental item near the edge of the property so that people who drive by will be able to clearly see the decoration that was recently added.

When hiring a real estate agent, inquire about the signage that will be added to your property to advertise that your home is for sale. Your real estate agent may offer lighted real estate signs to attract people who are interested in purchasing a home. A lighted real estate sign has a battery and a sensor inside of it. A light will turn on when it gets dark out and will turn off after the sun rises. 

With this type of sign, you won't need to worry about missing out on a potential sale due to someone not being able to spot the sign when it is dark out. Instead, a lit sign will alert someone well before they approach your property, increasing your odds of gaining prospective buyers and selling your residence. 

Make Cosmetic Repairs And Upgrades To The Inside Of The Home

Take the time to make basic cosmetic repairs in each room in the home. For instance, if you haven't painted the walls in years and paint is showing signs of wear and some paint is chipping off in areas, applying a couple coats of fresh paint will brighten rooms and demonstrate that you have taken care of the residence.

Apply self-adhesive border paper across the top of walls that complements the color of paint that was chosen. Install new switch plates or cabinet hardware if needed and replace all of the light bulbs in sockets so that people can clearly see the inside of each room while touring your home. 

Eliminate Personal Items And Replace With Basic Furnishings And Decorations

Remove personal items from rooms that could distract people while they are viewing the home and place your items in storage. Replace furnishings with standard pieces of furniture that are a neutral color. Add some basic decorations to each room, including vases filled with fresh flowers, candle holders that have aromatic candles inside of them, and glass bowls that contain colorful seashells or rocks. Hang a sign from the front door that welcomes guests to your home and lay a small carpet on the porch for people to wipe their feet off on.
